Home warranty is not the same, nor can it replace home owner’s insurance!
Home warranty is a contract put in place to protect the major functioning systems and appliances in your home for (generally) a period of 1 year from closing, this can be renewed year after year if needed. This can cover all your appliances or just some of them. That is all up to you how much you want covered.
What does a home warranty usually cover?
Coverage differs based on the plan you purchase. Plans can vary $350 to $800 depending on the coverage you want. We usually recommend asking the seller to cover a certain amount for year 1. The way it works is: something breaks down, you then call your warranty company and they send out a professional. Usually there is a service fee and that can range depending on your coverage, but usually it is around $75. If it can be fixed they will fix it and usually all you are responsible for is the service fee. If the appliance is not reparable the warranty company might replace it with a unit that is on par with the one that no longer works, or they can offer you money towards a new one.
Who pays for the home warranty?
We tend to recommend having the seller contribute to year one. We usually ask for $350 and if you want better coverage you will be responsible for covering the overage.
