If your home has been maintained well, this step should be easy. From the inspection, you’ll learn about the things that need to be repaired, as well as those that should be repaired.

We can help recommend certain inspection types you might want to get to ensure your home is ready for the big stage. 

Beyond the big things requiring professionals here are a few other repairs to consider:

  • Touch up paint,

  • Replace light bulbs, making sure all bulbs in a fixture match.

  • Little things can go a long way!  For example, if you change out dated kitchen hardware it can make an older kitchen look new and yield big results when it comes to the offers. 

  • Repair any broken window screens, anything broken when a buyer sees it can lead to a lower offer.  You can fix small issues for very few dollars marking sure that no buyer will try to discount your home for something so small.

  • Test all Smoke and Carbon Monoxide detectors to ensure proper function, this will make escrow move smoother also. 

Remember if you choose not to fix certain things that is recommended in your inspection it should be reflected in your listing.  You shouldn't expect a buyer to pay full dollar for a property that isn't up to par with the rest of the market.
