Week One on the Market

The first week should be a busy week!  Be prepared to have a ton of showings and a few  open houses.  

MLS Stats - Your realtor will have access to stats that show how many times your listing has been sent out to clients and this will help determine how your home is viewed on the market. 

What happens if you aren't getting the showings you expected?

  • We need to look hard at the things that we can change to increase your property’s appeal. There are 4 critical points of a successful sale.

  • Keep the home clean, tidy and approve as many showings as is reasonable. The more people we can get into the home to view, the more likely we are to make a buyer fall in love.

  • Location

    • There is clearly nothing we can do about this one so we need to focus on the remaining three.

  • Condition

    • Condition: is there anything else that can be reasonably improved? Is there anything that’s come up in the feedback that you can address?  Is there a major repair that sticks out that is holding buyers back?

  • Marketing

    • Photos/Marketing: Is your home getting the exposure it needs?  Are the photos amazing?  Is the YouTube video getting enough views?

  • Price

    • Are you priced competitive to the market?  Being even $25,000 over priced it can stop buyers right in their tracks!  The longer you sit on the market with no offers the more people preceive that something might be wrong with your property. 

    • This might be time to run comparables again and make sure you are in line with the market.
