You've Got Your First Offer

Fantastic! Congratulations! What now? Review the offer with your realtor and KA.  What are the main points to look at when it comes to the offer: 

  1. Price: What did you list the home for, what is your lowest price, where does this fall on that scale?

  2. Closing date: In this market, the closing is typically 30 days from date of offer acceptance. Where does the date on the offer fall in this timeline? Does this give you enough time to move?  

  3. Down Payment: There are a variety of different loan types available, the down payment could be any amount from 0% upwards. We like to see 10% or more, unless they are doing a VA or FHA loan.  

  4. Appliances:  Are they asking for all appliances?  

  5. Personal property: Have the buyers asked for the inclusion of personal property? Often this will be outdoor equipment, or artwork. You do NOT have to agree to this if you plan to take the items to your next home.

  6. Contingencies: Have they put any contingencies? Such as needing to close on their home first?

We are still here from you.  Speak with your realtor and if you want to sit down with KA we are happy to do so also.  EVERYTHING is negotiable, we never like advising you to reject an offer, always accept or counter!  Even if the offer is extremely low send over a counter.  You never know where someones head is at and anything can happen.
