
Home Inspection Negotiations
Now that the home inspection has been done and you have received the inspection report you need to decide how you’d like to proceed. You have four options here:

Negotiate repairs. The inspection report is long and can be overwhelming. It is always difficult to figure out what the seller should fix and what they shouldn't. With your partnered Realtor and us we will go through your inspection report step by step and help you determine what is worth asking for and what isn't. Remember just like the offer this is a negotiation and if for any reason you and the seller can't come to a mutual understanding the contract can be voided.

Renegotiate the price: If you and the seller agree to a dollar amount to remedy items from the inspection report you can take it right off the purchase price. Typically we at KA wouldn't not recommend that option because you don't see all of that in cash and you will need it to make the repairs once escrow closes. Typically we would request that the money go towards your closing costs, which means you would need to bring less money to the table at closing and have the money on hand to fix whatever is needed.

Do nothing. If the house is in good shape there might be nothing major that needs to be done. Also in a strong market that has a lot of offers you might not ask for anything to ensure the deal closes.

Void the contract. If the house is in such bad shape that you aren't interested in the fixes and you are no longer comfortable with the home, you can simple void the contract and move on to the next one.
Remember for the most part no home will be perfect and to expect perfect will only make the escrow process harder. Be realistic and have an open mind.
